Step 1 — Verify You Are the Contract Signer
Per Section 7.2, notice to terminate must come from the party to the Agreement. Per Section 3.8, the individual who signed personally guarantees payment — so only that individual may submit this request.

Per Section 7.2 of your Agreement, the de-stage date is established together, not selected here.
The 10-day notice period exists so Utopia can schedule your removal within its standard work week
(Monday–Friday, 7:00 am–5:00 pm) and around existing contracted staging commitments. Tell us when the
property becomes available and any hard deadline; Utopia will confirm the actual removal date within
that window. If no date can be mutually agreed, the Agreement provides that Utopia's proposed date
(meeting the 10-day minimum) controls.
Earliest availability with no early-termination fee:
e.g. close of escrow or tenant move-in date
Even earlier is fine with me (optional). Utopia may, at its sole discretion, remove the staging
before my window opens if it fits Utopia's schedule — I no longer need the staging in place. I understand
a Utopia-elected early removal carries no early-termination or acceleration fee, and my staging fees
remain payable through my current paid term with no proration or refund (§2.4).
Close of escrow — Section 7.3
You agree not to close escrow before our property is removed. Please set the removal date at or before your COE date.
Under sales contract? Section 2.2 — Agreed Extensions (prorated)
If your closing falls shortly after your current paid-through date, you do not have to absorb a full
30-day renewal. With an accepted sales contract ("RE Contract"), you may elect a one-time extension in
weekly increments at 25% prorations of your monthly staging fee — up to 3 weeks (75%). No daily prorations.
This election cannot shorten the 10-day notice period or undo a renewal that has already taken effect.
One-time only, requires an accepted RE Contract; Utopia will verify your paid-through date and confirm the prorated amount.
Tenant occupancy — Section 7.5
A minimum of ten (10) calendar days' written notice is required before tenant occupancy begins. Less than 10 days' notice automatically terminates the contract and early-termination fees apply.
Your Agreement — Section 7.2, Post Installation Notice to Terminate
"Client agrees to provide a minimum of ten (10) paid calendar days' advance written notice to terminate this
Agreement following installation. The ten-day notice period begins on the date written notice is received and
is considered part of the active, billable staging term. Staging fees will continue to accrue through the agreed
de-staging and termination date. Upon receipt of notice, the Contractor and Client shall work together to
establish a mutually acceptable removal date that is at least ten (10) paid calendar days from the date of
notice. … Notice sent via email or text message shall only be deemed effective upon written acknowledgment of
receipt by the Contractor."
Section 7.2.1 — Early Termination (less than 10 calendar days' notice)

Also note: removals are scheduled within our standard work week, Monday–Friday, 7:00 am–5:00 pm (§4.2).
Removal requested outside standard days/hours is subject to a $700 overtime charge if approved (§7.2.2).
Contract terms are not prorated and unused days are not refunded (§2.4).
I understand this form requests a removal window, not a specific date. The de-stage date will be mutually agreed and confirmed by Utopia Home Staging within my stated availability, during standard work days/hours; absent mutual agreement, Utopia's proposed date meeting the 10-day minimum controls (§7.2).
I understand the 10 paid-calendar-day notice period is part of the active, billable staging term, and staging fees continue to accrue through the agreed de-stage date or the end of my current paid term, whichever is later — prepaid terms are not prorated or refunded (§7.2, §2.4).
My availability window contains no standard business day (Monday–Friday). I understand a weekend/holiday removal is only available if approved by Utopia and is subject to a $700 overtime charge (§7.2.2) — otherwise the removal will be scheduled on the nearest business day.
