How scheduling works
Submitted . Tell us your availability window below — Utopia confirms the actual
removal date within it. The 10-day notice clock starts when we acknowledge this request in writing (§7.2).
Earliest availability with no early-termination fee:
e.g. close of escrow or tenant move-in date
Even earlier is fine with me (optional). Utopia may remove before my window opens if its schedule
allows — no fee; staging fees run through my current paid term (§2.4).
Close of escrow — §7.3
Escrow can't close before the staging is removed — set your removal date on or before your COE date.
Closing shortly after your paid-through date? — §2.2
With an accepted sales contract you may extend once, in place of a full 30-day renewal:
1, 2, or 3 weeks at 25/50/75% of your monthly fee.
One-time; requires an accepted RE contract — we'll verify your paid-through date and confirm the amount.
Tenant occupancy — §7.5
Tenant move-ins require 10 days' written notice; shorter notice terminates the contract and early-termination fees apply.
This form requests a removal window, not a specific date — Utopia confirms the date within my window; absent mutual agreement, Utopia's proposed date meeting the 10-day minimum controls (§7.2).
The 10-day notice period is part of the billable staging term; fees accrue through the agreed de-stage date or the end of my paid term, whichever is later — no proration or refunds (§7.2, §2.4).
My window has no business day (Mon–Fri). A weekend/holiday removal needs Utopia's approval and a $700 overtime charge (§7.2.2) — otherwise the nearest business day is scheduled.
